Amazing location, almost straight onto a nice Campo (square) in the heart of Venice. So easy to get to St Mark's and the water front or to the Grand Canal. Lovely building and style. Its a small 3* hotel, so don't expect 5*, but for the money and knowing it is a small hotel, we thought it was great. Breakfast is good enough and no complaints here. Noise is mentioned in other reviews and yes sound proofing is poor, but its an old building and therefore not to the same standards in that regard as you will find in a modern purpose built box. I suppose much depends on your fellow guests! We were lucky maybe. If you want value for money, great location and a nice decor then consider this.

This hotel in Venice was a perfect choice for our getaway! It was located just a stone's throw from the Vaporetto station, in a quiet, close to a beautiful square filled with amazing restaurants. Our room was well-appointed with a comfortable bed, plenty of storage space, and a desk. The bathroom was fully stocked with all the essentials we needed for a comfortable stay. They provided daily room service. Even though our flight was delayed, the check-in was seamless which helped reduce our stress after a very long and hectic journey to Venice. The friendly front desk staff is available till 2 pm. The hotel provided complimentary breakfast and water dispenser.

“Comfortable Stay, Good Location, Breakfast Lacking”

The bed was good, the room was impeccably clean. New bathrooms, hot water was good, AC worked wonderfully. The rooms didn't have a fridge, and there was not any ice available after hours which I would recommend they get somehow. But we did request a fridge and got a very tiny one to keep some water or beer cool and a bottle of wine. The location was good, very centrally located. If you have a lot of bags then be sure to find out which stop to use for the water bus, so you don't have to carry them over 2-3 bridges. There is one which is not far away that has a small bridge which we took when we left. A handful of nearby restaurants and bars, lot of shops. Very centrally located overall and we did small circles in each direction to explore Venice. We took the cheap room on the top floor, carrying the bags was tiring. And, yes, we both hit our heads a few times on the beams each day. But, that was expected. If I had a kid there it would have been ok for him to sleep in the corner. For our breakfast the first day we came at 9:15am and everything seemed to be out. We had toast offered after we were told there was no bread, there were no cakes as pictured and the juice was gone too. There was a dark dried out bread. We had hard boiled eggs, yogurt and granola, and a bowl of freshly chopped fruit. The next day we were offered a croissant and bread, but everything else was the same (we got up early to see what we missed the first day). On the third day there was good salty cheese to spread on some bread, and a couple of little cold sausages. Finally on the last day, they had some an extra cake and some biscuits. If the breakfast was the same the first days as the last, then my rating would have been 4 of 5 overall. (We generally like B&Bs, but felt the breakfast was misleading even compared to other hotels we stayed in the same trip which were similarly priced.) Overall the staff (owners I think) were very nice, the lady was accommodating, and the man was very professional in his approach. We don't like to leave bad reviews, but write them based on our own experience in hopes that they will use it as ways to improve.

The hotel, cleanliness, water pressure, breakfast, and staff are excellent, the air conditioning was needed in August and worked very well, overall the hotel was good, location easily accessible to multiple water taxi stops and centrally located to navigate around. I gave 3 stars specifically due to our room..... As a family of 3 with a toddler, we were placed in room M2, at the very top of a converted loft with very limited headroom for half of the room. This made the room small to navigate with a child and limited the usable space. It was quite the challenge and we noted this to staff who unfortunately noted back that it was our fault for booking later than the others staying, so I guess advice is to book ahead as sounds like they give the best rooms based on when you booked and not number of people staying in the room. The room was uncomfortable on the move interacting with a toddler and getting a little one up the extra stairs wasn't good. The bathroom was also small, despite having all the comforts, and we were always hitting something in the bathroom and turning our bodies to accomodate the comforts. It was surprising they put a family at the top as the room is not family friendly
