Best part of this hotel is its location. It is directly at the Sannomiya train station. The direct bus from the KIX airport also stop right across from the hotel. Although it is near the train tracks, I did not hear any trains at all while in my 11th floor 2-bedder room,which was of good size. Free bottled water were complimentary. Breakfast was also of good selection although very repetitive with no changes at all throughout the 5 days I was there. All in all, a pleasant place to stay!

Difficult to find as it is hidden at the moment behind a construction site. Parking will set you back just under 2000 yen for a day. Hotel is big with a good breakfast, good beds, but typical Japanese small rooms. It is a bit outdated which you notice in the room when you look carefully, although at first glance everything is ok. Window cannot be opened. Shower is good.

We stayed here two nights with breakfast, having upgraded to a premium room. The greatest advantage of this hotel is it is right next door to the Hanshin Kobe Sannomiya train station, very much the centre of city activity. Our view from the 11th floor looked straight downtown over the monorail track. Our room was large, with two large single beds, two chairs and a sofa, a large coffee table, a cabinet for tea, etc., and an empty refrigerator. The décor was a bit dated, but serviceable. The bathroom unit was perhaps more of a business hotel style than a high-end room, but there was a second sink/makeup area, with great lighting. The lighting was good throughout. There were comfortable sleeping yukatas provided. The only thing lacking was sufficient towel bars for wet towels. Although there was no iron or ironing board, on each floor there was a portable pants press to plug in in the room. Unfortunately, there were a lot of crumbs left from the previous guests, and our efforts to get them cleaned up were unsuccessful, owing to limited English by the staff. The breakfast buffet had fewer items than some other hotels, but there were a few items not found elsewhere, such as good grilled salmon and tofu in a soy-based sauce. We ate fusion breakfasts, but mostly Japanese items. We would probably come here again, but would want a premium room.

For example, they told me I booked a massage that they advertise in the room with a sign, I waited for 4 hours to find out that the reservation… more

The rooms are nice, but it is extremely difficult to communicate with anyone at the front desk. If you don't speak Japanese you should stay somewhere else. For example, they told me I booked a massage that they advertise in the room with a sign, I waited for 4 hours to find out that the reservation was never actually made. To avoid frustration, stay at a place that speaks a little bit more English.
