This is absolutely exemplary in all aspects..Richard and Simon are perfect hosts..,location is great,amenities of the highest standard and it feels so homely. Breakfast(prizewinning)is outstanding. Room 8 even has a garden. As good as a hotel..we have travelled through 12 countries over the last 18 months..England is the best(especially London) Taxi service was amazingly efficient and reasonably priced.Taxi drivers were a dream.Radio taxis? Have already rebooked. Other guests were lovely..Swedish group over here to support Nottingham in the football against The Seagulls.

We booked direct and definitely got the best price when speaking to Richard. We chose a room on the first floor which suited our needs and agreed a time to arrive. From the first conversation we felt that we had chosen well because of the friendly and helpful interaction we had with Richard. Having checked in we went to our room which was a delight. A good size with an enormous four poster bed. The bay window was fitted with shutters with integral blinds allowing for total privacy to any amount of light to enter the room. These open to a balcony with two seats on in case you wanted to sit outside. From here you can see the sea. The bathroom was lovely with a fantastic shower and the room had an area for making a drink. There were extras that were nice including some chocolates and a fridge with water and fresh milk. There was even a specialist coffee maker which was great. We were given a key to the room and another to the front door so we could let ourselves in when we returned from our evening out at the theatre. In the morning the breakfast selection was generous and the cooked breakfast that we chose was of a high standard. Parking was on the street and Richard sold us a 24 hour parking voucher so once we parked we could forget the car. The walk into the town and the ‘Brighton Lanes’ was just a 5 minute stroll. We thoroughly recommend this place and will definitely book again

This was a great base for our 2-night visit to Brighton. Close to the waterfront and pier, but on a quieter side street away from the hustle and bustle. Our room was spacious and very clean, the bed was comfortable, and the hosts obviously take pains to provide quality towels, toiletries etc. As others have noted, the breakfast is fabulous! Richard and Simon were friendly and communicated clearly. They know what they're doing with this guesthouse! Highly recommended.
