Deserving of it 'boutique' label. Every detail has been considered with the aim of making guests as welcome and comfortable as possible. The breakfast was excellent. Our shower had quirky controls but once mastered it was fine.

I posted my review a bit early so now just want to add that at breakfast on our final morning I asked for a jug of hot water for my green teabag and the jug they gave me with the hot water in had drips all down it from food and or drinks, showing their cleanliness is well below par. I posted my review a bit early so now just want to add that at breakfast on our final morning I asked for a jug of hot water for my green teabag and the jug they gave me with the hot water in had drips all down it from food and or drinks, showing their cleanliness is well below par. I know quite a few reviews are saying this place is clean but I beg to differ. I’m certainly not house proud but I do have certain standards and I wouldn’t serve food or drink in something that wasn’t clean.

Firstly the positives - Great location. Large room. Comfy bed. Nice hot shower. Small fridge. Negatives - toilet not clean. I had to ask to have bleach put down it as it was very brown at the bottom. Another visitor said her toilet was the same so I requested for hers to be done too. She also told me that the milk in her fridge had a rusty lid to it. Not nice! The skirting just on the outside of the shower was very mouldy and also needed a good bleaching. The cups and saucers in our room were tea stained. I washed the cups before I could use them. The duvet didn’t fit the cover. It was way too small. The breakfast was poor. I was served very burnt toast which was turned over so I couldn’t see it with my eggs benedict. I was not the only person not to be able to eat their breakfast either. A lady on our table said her omelet tasted funny. All in all a very poor breakfast. Unfortunately we won’t be staying again.

Lovely place to stay in the heart of Lincoln, bit of an exercise but that was to be expected near historical Lincoln (I was raised here so we knew what we were getting into) The rooms are beautifully decorated and come with everything you need. At breakfast, if you don’t look like everyone else in the room don’t expect service like everyone else, nor a proper apology when asked about it later. That being said, if you’re straight, middle aged and white this is the perfect place for you!
