Very nice stay. Interesting building and decor. Quite nice room, bar area, and restaurant. It was very comfortable. Staff were very welcoming and hospitable. Very professional. Good parking. Good location for Rutland Water and the surroundings. Oakham was a pleasant little town, with lots of facilities, eateries, shops etc. We would thoroughly recommend staying there.

Just had quick lunch here. Carrot and tarragon soup with croutons. Piping hot. Hot homemade roll-made roll and delicious butter. Fast, pleasant service. Impressed.

“A LOVELY WARM WELCOME”

We called in for drinks on a foul weather afternoon. Welcomed with a smile, and the lovely lady behind the bar suggested we went through to the lounge, where the fire was roaring away. Really refreshing to be greeted like this. Will definately be back for a meal afternoon.

Firstly, the positives. The staff here are excellent - really friendly and helpful; you can tell it is an independent (family run?) establishment. Everyone has actual personalities, and (Innis? very lovely guy with gorgeous Caribbean accent, and fabulous personality, also super super-helpful!) went out of their way to be helpful and accommodating. We loved the staff! Breakfast was also excellent; I chose the eggs and avocado on toast - and also asked if I could have mushrooms (e.g. from the cooked breakfast option) - this was granted and fulfilled without a problem. The full english breakfasts ordered by others in our party were deemed excellent - and certainly looked delicious. However, there were some negatives and issues with the accommodation; whilst we appreciate this is a very old building, it should be fit for purpose, and comfortable. My sister-in-law's ground floor room (specially requested and chosen as she has quite severe mobility issues) did, according to her, smell of damp on arrival, and she considered the heating ineffectual as the radiator was dwarfed behind a settee (she was offered a fab heater by a member of staff - again, very helpful). My husband and I had chosen the 'Wool room', having personally viewed it and chosen it last September. This room also smelled damp, it actually had quite a strange smell in the entrance area. There was a door that wasn't locked (looking behind it, it led up a stairway - this seemed not only odd and inappropriate, but possibly a health and safety risk). There was also a glass door (which really should have had a curtain or blind disguising it) which lead onto an enclosed roofed area - again, very unattractive and a possible H and S risk. The sitting room area, whilst an attractive space, and with a lovely new and stylish settee, seemed to be unfinished; there were no pictures, and no area for the ladies of the party to 'do' their hair - there was a large mirror leaning against a wall, but no electric socket nearby, so therefore it was impossible to style or dry one's hair. The plus point (in warmer months) was the fridge provided. There were no pictures anywhere in our accommodation area, which made it look very plain and unwelcoming. On the plus side, the bed/mattress was of excellent quality and very comfortable to sleep on. However, again - lack of attention to detail; there were no blankets or throws to add to the bed if you were not sufficiently warm with the duvet provided. This was very poor, especially given that it was the middle of winter! Also, the pillows were quite hard, and uncomfortable - there was no choice of softer pillows. There was no luggage rack provided on which to place our suitcase - again, very poor, as we had to put it on the floor and bend down multiple times to retrieve what we needed (this would be especially unhelpful and uncomfortable for an elderly person or anyone with disabilities). The worst thing was that from late afternoon, and from early in the morning, we could hear a very noisy fan from our room - apparently it belonged to the kitchen. Even with our windows closed, we could hear it; it was very irritating and uncomfortable. This was a significant problem when we needed to open our window - which, fortunately given the time of year, was minimal, but would be a major problem during warmer months. It was a big problem when we woke up in the morning, as we need to have our windows open during the night (due to health issues) and unfortunately the fan started up quite early presumably due to the breakfast service period. It's such a shame to have to draw attention to the negatives, as it's clear that the staff work hard and try hard for their customers. However, a hotel stay should be completely comfortable, and - unfortunately - this is not.
