We booked here as it was the cheapest place withing walking distance of the city centre. We knew that booking the cheapest wouldn't necessarily bring luxury and we were understandably a little concerned about the reviews, but it was absolutely fine. We had booked two junior suites but on arrival we were told one had been cancelled but they upgraded it to a family suite, which was great. The family room was quite hot but there was a fan that was a bit dodgy but we got it to work eventually! We also had room 12 which was up a couple of flights of stairs - on booking.com it clearly says there's no lift so dont be surprised! Both rooms were clean, beds were comfy and room 12 was especially quiet as it was facing the back. The ground floor room 7 was on the street but its a really quiet crescent so not much traffic noise at all. The rooms all have a little kitchen area with everything you need and honestly for the price we had zero complaints. We had to get in touch on the morning of arrival as we'd not been sent any check in or access details so make sure you have these as there is no reception. However we were able to leave luggage at their sister apartments just round the corner and then went back to collect at check in time. The people there were helpful, polite and perfectly lovely The location is ideal, taking us about half an hour of a slow amble to Grassmarket and the old town and less to princes street etc. Shops just round the corner for essentials and a couple of great restaurants a 2 min walk away too. Edinburgh is super expensive to stay so if you're booking here its because everywhere else is too expensive! So be prepared its not luxurious but we thoroughly enjoyed our stay, thank you.

Really convenient location to walk into main city area and bed was really comfortable. Huge curtains falling off the rail so had to mainly keep them closed. Really convenient location to walk into main city area and bed was really comfortable. Huge curtains falling off the rail so had to mainly keep them closed. Toilet seat was also dodgy and didn't fit the toilet properly. Plug in sink doesn't work. Our main issues was with the fan sound that was continuous thoughtout the day and night. Bathroom built into the room which appeared to house the bathroom for the room we were staying in, but also for the room next door. Not sure if those occupants left the fan running continuously (it's on a separate switch) or the noise was coming from somewhere else. Other issue with the bathroom was a very strong smell of cigarette smoke after the room had been serviced each time - no windows etc. but given there was clear sinage for no smoking we couldn't think of another explanation. We did literally only use it as a base to sleep.
