I wasn’t expecting too much tbh but pleasantly surprised as hotel has clearly just undergone a renovation as was very clean and modern. Rooms were very comfortable and spotless. Large tv but did keep losing its signal. Maintenance did something on the roof which improved it but did not totally resolve (room 321). Walk in shower and clean bathroom. Air con and heating worked excellent. Large window so plenty of light. Safe in drawer. Iron and board. No fridge. Tea and coffee stuff. Breakfast was good. Usual stuff, only scrambled eggs though which were quite bland and they dont cook any eggs to order. Good OJ, bad coffee, but great coffee shop just up the road one min away. Tesco Express 2 mins away. Turn right out of hotel and lots of other shops and take aways etc 5 min walk away. About 20 min walk to Princes St or Royal Mile. Good location overall. 10 mins walk from Haymarket station. Staff at hotel were great, even let us check in early. Stored luggage for us after check out. Extremely helpful and friendly staff. I would definitely stay here again and fully recommend this hotel at around £100 per night inc breakfast.

“Excellent Hotel”

Nice and very clean rooms with amazing customer service from the front desk. Excellent breakfast. As Diamonds, we were allowed an early check in which was nice after an all night flight. Thanks to everyone for a lovely three nights in Edinburgh.

Check in was quite long due to paperwork having to be filled in with 5 signatures required! We booked through booking.com and thought the paperwork at check in was a bit excessive. Room was clean but basic. Tea tray is very basic. Could do with having complimentary water and some biscuits. Bed was comfortable but pillows too soft and no pillow protectors on them! Bin in the toilet had no bin liner and there was no toilet brush. Would return but only for 1 night. Location is good for pubs & theatres. Breakfast was busy with a good atmosphere. There was no fruit left when we went at 10am! Breakfast items need to be replenished more frequently. Felt the tables were too close together so you had no privacy. Good nights sleep with no noise. Value for money.

Spent 1 night here with my partner purely as somewhere within walking distance of city centre. Reception staff were almost surprised we'd come to check in. We soon learned that this was because the hotel is practically fully self service, so you're encouraged to check in online and not approach the desk. Staff do not welcome you or provide information about breakfast etc. Not even so much of a "have a nice stay". It was all very impersonal and had more of a youth hostel vibe than a hotel, we felt. The room was clean and modern in terms of decor, but basic. We thought the bed seemed very small for a Queen room, and it was a bit firm. The tea and coffee facilities very sparse and the TV only had a few channels working. Breakfast was good in terms of food on offer and quality, but it was hard to find a clean table as it was very busy, and again everything was completely self service in terms of guests having to clean and set their own table sourcing cutlery and napkins from the main buffet area etc. Check out was again digital so no goodbyes or asking how your stay was. We know that £160 for Edinburgh is at the cheaper end of the scale, but we felt it wasn't great value for money given the whole self service element and basic amenities. The selling point is definitely the location , which was ideal.
