“First Stay at a Boardwalk Villa - too many cons to make a repeat visit”

We booked a deluxe studio villa with a pool view- was on the 3rd floor with a view of the pool. Booked it directly thru Disney. Nice paio area. The room isteself was fine - no chairs - just 2 tiny cubes; so was glad there were the 2 chairs on the patio. Tough to just sit on a bed all the time - and not have to put the murphy bed back into a sofa often. And, my only other issue with the room was that there is not door to the sink area - no barn doors or anything - even had that at the Coronado and Caribbean Beach Resort - which are moderate level. Just made it hard to not wake everyone up while getting ready in the morning; or keep people awake at night. Best part was walking to Epcot and HS. Other thing I didn't care for with the resort was no quick service restaurant. I knew they didn't have one - but now know that is important to our family. Overall, a nice stay - but wouldn't choose this one for any future Disney trips.

“Great Location, Resort Has a Few Issues”

The location can’t be beat. Epcot, Hollywood Studios, and restaurants are all within walking distance. We liked our one bedroom villa. We did have one minor complaint. The bathroom is split into two rooms, and the vanity on the toilet side didn’t have any storage. Just something to note when multiple people are getting ready at once. The resort is cavernous and can be a long trek to the lobby. We had refillable resort mugs and found that the Boardwalk Deli had a lot smaller refilling station than other resorts we visited. My biggest gripe was with the bus transportation. This was by far the worst experience I have had at any Disney resort. This is a huge resort and it shares buses with two neighboring resorts. The bus area is very small and didn’t have a separate area for the different park buses which created a lot of chaos.

Disney’s BoardWalk Villas deliver one unbeatable advantage: location. You absolutely cannot top the proximity to both EPCOT and Hollywood Studios—being able to walk to either park is a dream, and it’s a huge part of the resort’s appeal. The rooms themselves are spacious, comfortable, and nicely updated, giving you that refreshed DVC feel that really elevates the stay. That said, this resort comes with a few quirks guests should be aware of. BoardWalk Villas are the only Disney property without a true quick-service dining option or any restaurants physically inside the resort, which is surprising at this price point. The lobby is also the smallest of any Disney resort, and for the cost, it definitely feels underwhelming. While the location shines, the main pool area could use some love—theming feels dated, the kids pool needs a major refresh, and the waterslide was leaking in several spots during our visit. Overall, the walkability and room quality make BoardWalk Villas a great choice for EPCOT and Hollywood Studios lovers, but the lack of on-site dining and aging pool amenities are worth factoring into your stay.

We really wanted to love this place because of the theme, the location near Epcot, and the recent renovations but we did not. Our room had the new decorations and the murphy bed, but otherwise, I am not sure it was renovated. The murphy bed had a different mattress than other murphy beds on property, which was not as comfortable. I was expecting the mattress to be like the murphy beds at Riveria, but it was not. Also the room had an old tub/shower combo that was showing its age. The bathroom itself where the shower and toilet were was very small and dark. There was a bath sponge hanging in the shower that must have been left by a previous guest. The door to that room was also not very clean. During the middle of the night one night, the metal panel covering the air conditioning filter fell off and crashed against the wall and floor with a huge bang. Maintenance came very quickly to fix the metal panel, and also came very quickly to replace the batteries in the tv remote when it would not work. However, we asked for extra towels and washcloths on 2 occasions since we were staying on DVC points and did not have daily housekeeping. The second time we got them, the first time, they never came. The hallways were narrow and very noisy. I love the location of this hotel, but I will not be staying here again. There are much nicer rooms at Coronado Springs for a much lower price.
