The location is the best aspect of this hotel. Lincoln Park is safe and lively, with a huge range of restaurants and shops within a short walk. If the building itself matched the neighborhood, this would be an easy recommendation. Most of the front desk staff were friendly and helpful, which matters, because this hotel needs friendly staff to get through some rough edges. The property is mid renovation, and it shows in odd ways. On the fourth floor, about half the hallway had new carpet and the other half didn't, with no work actually happening while we were there. It felt like the project had simply stopped partway through. We had two rooms on this trip. One was fully renovated and looked good. The other was not, and the contrast between them was apparent. The rooms mid renovation didn’t have some amenities like a mini fridge. Guest will get a different experience based on the room they get. Even the renovated room kept the old air conditioning and windows. The AC is a window unit, the kind you'd expect at a budget motel, and it's loud enough to disrupt sleep when it cycles on and off. There's no fan in the bathroom, so you end up trying to crack a window that doesn't open easily. Street facing rooms let in a lot of outside noise. Courtyard rooms are quieter, but you're looking at the building's mechanical equipment instead of a view. Rooms overall are dimly lit with little natural light. You get a nightly room credit for hilton honors premier members, but the only place to spend it is a very limited pantry, like 5 drink options, a few bags of chips, and some candy bars. There's an attached bar, but it doesn't seem to actually be part of the hotel, so the credit is useless there. There's no breakfast option at all, but there are lots of options in the neighborhood. The elevator situation is the biggest problem. The only guest elevator was out of service the entire stay. Sounds like it has been for a while with the staff saying the hope was the new management would fix it, what??? The alternative is an old service elevator that requires an operator, so you're riding with a staff member every time, and it's really only meant for check in/out, moving luggage to and from your room. Everything inside it is exposed, including a set of tracks along the side of the entrance/exit that were covered in grease. My wife brushed against them and got grease on her sweater. When I mentioned this to the front desk, they said they already knew about it. That raised the obvious question of why guests weren't being warned. Their response was to ask what they could do to make me happy, which came across as dismissive rather than helpful. When I said they could cover cleaning or replacing the sweater, they said they couldn't do that, but could offer points instead. What I actually wanted was an apology and some kind of warning sign near the elevator so the next guest doesn't end up with the same thing , since they already know about the issues and staff aren’t warning people. It’s not easy to see until you are on the elevator at which point you already have the grease on you. The alternative to the elevator is a super narrow stair case. This hotel has real potential. The location is great and a lot of the staff are trying. But right now it feels like a renovation that ran out of money halfway through, with guests absorbing the inconvenience and, in our case, the a ruined sweater. They are charging premium prices and the property just isn’t there.

The first problem was when we arrived. There is a skinny little lane to park and unload on a busy street. It was dangerous to get out of the car on the driver's side! The bright spot in this was the desk clerk Adrian. He was friendly and accommodating, and he is the reason for a better star rating. The elevator was small and singular. Half of the buttons don't light up anymore - poor maintenance - and we were not sure if we were going to our floor. The room was spacious, but unwelcoming. The bathrooms are old and need refurbishing. No fan in the bathroom, just a window. In 15 degree weather, not a good option. The coffee maker is a beat up espresso machine that doesn't work well. They of course had mostly decaf. The cups are just Dixie cups from the grocery store and don't even fit into the machine. What a waste! I wanted to like this hotel, but too many cheap and run-down features make it too meh. Come on Hilton, you can do a lot better!
