Previous comments about difficulty in finding this place have been overtaken by the provision of large signs at every junction on the road from Oxkutzcab. At the time of our visit (February 2017), the road between Oxkutzcab and Xul was in an appalling state - more holes than road in places. This made for a long, slow drive. However, major work to remedy this was in progress. Part of the road had been recently re-surfaced, and another part had had new foundations awaiting surfacing. Beyond Xul, the road surface was largely intact, but the 1.5km from the road to the gates of the hotel’s compound was only a rutted dirt track, although a concrete drive was also being extended from the gate towards the road. The compound contains perhaps a dozen single storey houses, set around a central plaza and a children's play area, many of them with permanent residents, who seem to share in the communal tasks, as well as public buildings including a large restaurant, a gym, etc. There is a nice, small pool, but not much shade in its surrounds. In the substantial chalets, the basic furniture is all in place. Part of the living room has begun to be equipped as a kitchen ready for permanent occupation, so there is a kitchen sink, but no fridge. There is air con and a fan in the bedroom, but only a fan in the living area where there is a TV connected only to the internet. The free wifi in the chalet we used, on the edge of the residential area, was strong. No hairdryer is provided. We were the only guests and meals were served at times that suited us. Good breakfast. We rarely bother with lunch, but could have if we had wished. Wide selection of Italian dishes for dinner. Limited choice of (Italian) wines, but - amazingly - they found a bottle of grappa! Very reasonable prices. Meals can be served poolside for a 20% surcharge. Credit cards incur a 5% surcharge. After travelling for two weeks we needed a rest, and the state of the road discouraged local sightseeing, even though there are some interesting Maya sites nearby. So, we had a peaceful weekend in the commune, which is set in the middle of a nature reserve, and didn’t even take the opportunity to be shown around the farm, etc.

“Stopped in for some pizza headed to Yaxhachen”

An it was absolutely beautiful. The people were so nice and everything we are was delicious! The make their own organic spreads - wow!! “Remote”

We found the place comfortable and the people friendly. The apartment was clean but basic. We were the only visitors and were treated graciously. We found the place comfortable and the people friendly. The apartment was clean but basic. We were the only visitors and were treated graciously. The food was very good, all homemade, even the cheeses and yogurt. The tiramisu is THE BEST I have every had. This is not a Mayan experience. The 8 foot stone walls with razor wire on top which encircles the compound and the heavy metal security gate were disconcerting. Not sure why those are in place.

“Home away from home”

It was somewhat difficult to find it, but once we did, we felt welcomed. Sort of a home away from home. Overall service can be improved, it kind of felt like we arrived to our home so "take care of your things". It was somewhat difficult to find it, but once we did, we felt welcomed. Sort of a home away from home. Overall service can be improved, it kind of felt like we arrived to our home so "take care of your things". We stayed there during the month of December and there was some sort of seminar/reunion. Most everyone there was Italian, so expect to learn some. Our "casita" & rooms was very clean, comfortable and spacious. The cooking was "homy" and very tasty. The overall location, even tough it is out of the way, its right within the Puuc Route, fairly near to the different archeological sites, caves etc.
