We stayed here twice and both times the staff was overly nice and someone was always available even at 4AM for our requested early checkout. I have a video on these rooms on YouTube, just search At Ease Residence on the MyDamTrip channel to see them. On both occasions the rooms were impeccably clean and have the amenities you would expect for the price. There is gated secure parking with magnetic locking doors to the hotel and cameras on every floor. The added security made me feel comfortable especially having a rental SUV with an exposed spare tire (it's common to have these stolen). The Bang Phli/Bang Na neighborhoods along Theparak are loaded with day and night markets as well as bars and night clubs just a few minutes walk in either direction (East is a little closer). I have never waited more than 2 minutes for a taxi. This area does not see a lot of tourists so if you want to be surrounded by true daily Thai life this is the place to be. The At Ease Residence is on a side street, you need to be going slow to catch the turn, it is just at the end of the bridge. There is a small sign to help guide you but it is hard to see. Use the Google Maps Navigation App. The balconies face the canal so you need to be aware that mosquitos are about however you will encounter mosquitos all over Thailand especially when staying in hotels that have gardens and natural surroundings so be prepared. The beds are very hard as the other reviewers have stated. I rolled up a towel under my lower back for comfort however again, consider the price. There is a small store on site that cooks great food and has necessities from beer to laundry soap and the owners are very nice and always smiling. Yes there are washers on site and a secured drying rack to hang dry your clothes. There is a dryer but it's a little small to get the job done. You'll find clothes dryers are rare in Thailand anyway. My favorite part about this hotel (besides the security) is how the bathrooms are outside of the room. You walk through the balcony to get to the shower and the toilet. Being the male half of the couple I appreciated this as to not stink up the room. This is a 5 star stay for a budget conscious traveler with a rental car and the neighborhood is awesome. I gave 4 stars on the room rating only because the beds were hard.
