We stayed here for 4 nights and quite enjoyed it. As mentioned in the advertising, there are no elevators, so be prepared for stairs. The rooms have everything you need for a nice visit. Note that if you go to George Street, it's easy going downhill to that part of town, and quite a hike coming back up. We found that it was easier after a night out to take an Uber back from the bars at night.

Location; convenient (close to George St., pubs on Duckworth and Water streets), but be prepared for lots of hills - descending and climbing (tough after dinner and beers). In addition, Queens Rd. is a busy, noisy road. The view across the street towards the harbour was great, and in proximity of a lovely old large church, converted to condos. A lovely park is nearby (about 5-10 mins. walk towards Prescott St.), called Bannerman Park. A nearby parkette (opposite direction, towards Victoria St.) is used by street people. They never bothered us, but they were always there during the day and into the early evening. Rooms; stayed in room #5 - 3 flights of stairs, facing the street. By the end of the week, we were more fit than at the start. There is no elevator, due to age of building, and no secondary fire escape - room had smoke detectors, and in the hallway outside the door. Room was clean with fresh towels/linens. However, our room had a musty smell, as if someone had smoked in the room previously. Two of the three windows opened, one had no screen, the other had a slightly broken screen. No A/C in this room, but a decent bar fridge, kettle, instant coffee and tea bags plus sugar packets (no instant cream - buy this nearby at a convenience place), glasses. TV was adequate with a Roku service and various streaming services you can sign in to. Breakfast room - located down the stairs from the first floor in the basement (has a bright window - lots of light). This common room was open from 6:00-11:00 Staff - very responsive, took care of extra blanket and absent hair dryer. In addition, Meredith was able to locate and secure my wife's phone that was left behind on day of departure so we could easily retrieve it. Amazing service! Parking (free) - convenient on Queens Rd. , both sides of the street, but watch the permit signage. Overall, a convenient location and pleasant stay.

The location was great - right by Jelly Bean Alley and close to other attractions! Room was average. Pillows - non existent - flatter than a 1/4 inch board! The location was great - right by Jelly Bean Alley and close to other attractions! Room was average. Pillows - non existent - flatter than a 1/4 inch board! Drove all the way out to Walmart to purchase pillows so we could sleep the next night. No parking - unless you get there early - otherwise you are parking and having to walk back to the hotel. Do not go by the map they provide for parking! Never saw anyone that worked there. The room note says there is coffee and toast in the basement common room - but the 2 days we stayed there was nothing or anyone to provide the coffee or toast. Wifi was good. Cell service was good.
