The hotel is well located next to the old railway station (no trains running!) and a very short walk from the lakeside and centre of Puerto Varas. There is secure parking for your vehicle and our room was spotless clean with a good bed and small balcony. There are some good public areas with fairly fast wifi and tea & coffee on tap as needed. The breakfast was excellent and the staff were all really friendly and helpful with some good suggestions on restaurants and places to go and see. We would certainly stay again if going back to the area

Estancia 440 is a small and cozy hotel with great service, spacious and comfortable rooms, and within walking location from downtown Puerto Varas. Everyone was so kind, always giving advice and making sure we had everything we needed. The hotel is old but in perfect condition and decorated really cute. Breakfast was amazing, they have the best homemade granola!

This is a typical house from the pioneer times belonging from a german family.It was perfectly renovated and the decoration is very charming.It is positioned near the center without the inconvenient of the noise. The access to center is from a famous stair,highly decorated. You will feel at home mainly because the owner and the staff are particularly nice. The breakfast is over average. I love the decoration and the confort.

“Great place but ask for a larger room”

Estancia 440 is located on the western end of Lago Llanquihue and further from the lake than I had expected. However, it was only a short walk across the disused railway lines to the town and lake beyond; there was some good street art in the passageway. We could have parked outside but there was a locked parking area behind the house. Estancia 440 was a large old house that had originally been built by a wealthy wool merchant in ~1932 and later converted to a guest house. It was now owned by Andreas and his family; we did not see much of Andreas because he was a new father! The outside was wood cladded and painted dark peacock blue. Everywhere was spotlessly clean and very well maintained. The front door opened onto a spacious area with reception, the communal dining table and a small lounge area. We were looked after by Grecia who was a refugee from Venezuela and an older lady who were both lovely. Grecia told us something about her life in Venezuela and why she had left the country, leaving her family behind but sending them money when she could. So sad. Our bedroom was very small. It faced a quiet street and noise was not a problem. The Estancia was situated higher up than the town and beyond the railway line we could see houses but not the lake. We had a balcony; there were no chairs to sit on but the weather was not good enough to wish to do so. The old wooden windows did not open so it would have probably been hot in the summer; we opened the balcony doors to let in some air. There were a bedside table each side of the bed and a cupboard for hanging clothes but no shelves, drawers or surfaces on which to put anything (nor was there any space for them). The only improvement that I could have suggested was replacing the small table at the end of the bed, with the TV, by a chest of drawers. The bathroom was small but functional. As in so many hotels, it would have benefited from additional surface areas and rails for hanging washing. Why do hotel architects never realise that most hotel guests, and certainly tourists, like to wash out their underwear (at the very least) and need somewhere to dry it! We had working radiators in both the bedroom and bathroom which was a welcome change from our room in our previous hotel in the north of the Lakes that had been decidedly chilly in the evenings and early morning. Overall, as the rest of the hotel, the room and bathroom were very clean and immaculately decorated. Breakfast was simple but consistent with what we had in most places in which we stayed: fruit salad; nice bread for toast; preserves; cold ham and salami; cheese; eggs to order; and not-so-good coffee (usual in Chile). We ate at a communal table and we enjoyed talking to the other guests. The Estancia did not offer dinner but we had no problem in walking into the town and enjoyed meals at Casavaldés (good but expensive) and Costumbrista (good and good value).
