Reasonably quiet, clean and large room with separate lounge & balcony. The place is good value for money. Big rooms, hot water, furniture is not new (even quit old) but you have all you need. They do cleaning every other day, and it is always quit clean there. Not a bad place in goa. It has tv and a balcony but the sheets and towels are very dirty. We were there in off season so the pool was closed the whole time.
