When I got here, there were two questions that I asked to nobody in particular, my face overcome with awe. The first was: where are the thousands of people? The second was: how much did we pay for this? If you're English, as my party and I were (and indeed still are), then you'll probably find that you will be the only mad dogs there - the place is sparsely populated with northern Europeans. Indeed, a scout down to the local supermarket down the road and you will find it stashed with German/Danish beers!! (and there's nout wrong with that, by Jove!!) Still, there were only a few people here, which was great since we were all looking for some peace and tranquillity. In terms of the second issue, namely price, then you'll find costs for rooms and studios are entirely reasonable, indeed, a bargain! Three of us shared a small apartment for a couple of nights and the location, the standard of the place and indeed the services available made it an absolute delight. Right - lets get to why this place kicks the bottom out of anywhere else I've ever reviewed on TripAdvser. Firstly, location, location, location. The villa is situated in the depths of the countryside, surrounded by fields and small woods. The cicadas chirp all day long as the sun beats down and there's not really a car in earshot! The accommodation complex is comprised of a number of small clean studio apartments with kitchens bathrooms and bedrooms. All have access to patio tables and chairs, ideal for taking long snoozey lunches, breakfasts, teas, dinners and suppers outside surrounded by well kept lawns and flower beds. The complex is about one kilometre from the lake and about 10-15min drive from Castiglione del Lago - that's if you have the inclination to leave. The complex is great. Ample parking. There's a main office building at the front and around the corner from this is a large dining room for evening events and large gatherings (when booked - we were there and there was nothing going on - all was quiet). Theres a pizza oven which is often on in the evening given appropriate demand and also given the temperature. However, the uniique selling points for me were these: Firstly the pool - brilliantly blue, clean and large, surrounded by loungers and umbrellas. This also has free wifi which was brilliant if you want to watch cats on youtube from the comfort of a lounger. Secondly, the free bikes. The complex had 5-10 bikes which you could just take out for free!! We were nipping down to the lake on them and to the local shops. We did consider driving them into the pool, but we'd done that with a Rolls Royce in a previous place and thought it a little clichéd! This place is paradise if you are looking for peace and quiet, relaxation and the enjoyment of the Italian countryside. The main town and a local village is just up the road and the lake is a free bike ride away. When we left, I experienced a sadness not dissimilar to that of having to pack up and go to school the next morning, and I haven't had that feeling for at least 20 years. I want to go back and stay here for far longer. One day I will.

We spent a week in this lovely agriturismo and we liked it a lot. The large property is located some 4 km from the lovely town of Castiglione sul Lago (definitely worth a visit) and close to supermarkets, should you decide to cook your own meals. We cooked some, but also ate in several nice restaurants. Our apartment was spotlessly clean, looked brand new and included: a spacious kitchen, complete of dishwasher; a large bedroom with plenty of storage space; a nice bathroom with shower. We also had a small private “garden” with table and chairs to sit outside. If you need to do some washing, the owners let you use the washing machine in the laundry room – which may come handy for longer stays. The property includes a large garden and a huge pool, unfortunately not heated but good to hang around. Some bikes and a ping pong table are also available, but you’d better bring your own ball. If you need to spend some time in peace and quiet and at the same time you want a convenient home base to tour some of the most enchanting villages in Tuscany and Umbria, this is perfect place, reasonably priced and perfectly maintained.
