I cannot say enough good things about this place. First of all the room was wonderful. Clean, spacious, and lots of homey touches. They put a lot of thought and effort into not only the room but the breakfast was also fantastic. This is a family run business, and mama made all these delicious pastries. The little dining area was tastefully decorated. I had left my ring in the bathroom of a restaurant down the street. I had asked mama if she would call to see if it was there. She does not understand English real well. After a short time, a knock on the door, and mama stood there with my ring! I could not believe it! You will never go wrong staying here!

Run by the delightful Signora Picchio and her son and daughter in law.Outside the city walls but right beside the railway station and the Finicular up to the town. Free parking in the street, but I made use of their undercover parking for a very reasonable fee. I was lucky to get a third storey balcony room in the new rooms across the road with great views.Australians do not normally eat cakes at breakfast time, but Signora Picchio presented no less than 13 home baked cakes and tortas on the breakfast table, so what else can one do but eat. Beautiful. As for Orvieto itself, it is a must visit.

We returned with family members to experience this hotel. Good quality clean and comfortable rooms conveniently located near the funicular servicing upper Orvieto. And breakfast is special. Recommended.

easy to find by car. The staff was pleasant and helpful. There are good and bad points about hotel- Positive- staff, room size, cleanliness, easy to find by car (or train--5 minute walk from train station) free on street packing Area is safe good area (saw police patrol randomly there) and mainly is in residential area. Opposite train station the funicolare to go UP to orvieto(about1,60 euro) Negative--it is located ona STEEP hill so walking up to it from train station/funicolare id hard for even younger people. Incline very steep. If you arrive before 1 in the afternoon CLOSED. Very limited reception hours. It is family run and they basically converted a building and one across the street as hotel rooms so donot expect a full serviice hotel, more like a cross between hotel and airbnb. Breakfast mostly tasteless carbs which they recycle the next day The crossants(cornettos)--dry(at end of shift goes in platic bag to be used next day) but they do offer limited cheese and meat(didnot try)..has cffee and juice. Clean. Again donot want to sound negative it is a small family run operation not a big hotel so keep expectations that is will be limited.
