“Great hotel in Venice!”

The room, bed, bathroom and the entrance were super clean. The room had air conditioning and mosquito nets (we had been warned for mosquitoes before going). The room was also very quiet even though it was so central. We also had a super nice welcome from the host and the hotel sent a very informative email after we had booked. The location is great, right next to the rialto bridge. We had a hard time finding a good hotel in Venice because of the prices but we can highly recommend this one which even included a separate bathroom. We will definitely be back! Thank you!

Location is just off the Rialto Bridge which was perfect for us. We received clear instructions from the owner and we found it right away. Google it before you go to get your bearings. It's literally just a couple of yards away from the Rialto along an alley opposite the bridge. It was the perfect base for us. Took the vaporetto from the train station and got off the Rialto stop per the email instructions. The proximity to the vaporetto is so convenient. You get to the hotel in 5mins or so depending on the mass of tourists in the Rialto. It's not really a hotel per se as it is not really staffed 24/7 but they do a great job coordinating with you and estimating the arrival check in time. Check in is typically at 3 anywhere but the owner/manager was very accomodating and commented that they will try their best. We corresponded with the owner by email and gave them an approximate time on when we'll be there and sure enough the manager/owner was already outside waiting for us when we got there. He was very nice and friendly and accomodating. We were actually able to get in to our room at 11am which was wonderful. The property only had a couple of rooms so I'm thinking it's more like a b n b. The owner manager showed us around the room, how to work the AC and the windows and the locks and wifi etc. He was very nice. The room was pretty spacious for Venice standards and the bath/shower was too. I've stayed in another hotel in Venice years ago so I understand how the rooms may be smaller than in the US. This one was spacious enough. We had a triple room with a queen or maybe it was a king and a twin. Wifi was free and functioning. Room was clean. There is bottled water in the fridge. AC was cool and very much needed as it was starting to get warm in early June. Everything was functioning, no clogged sinks or slow draining toilets etc (we've had a couple of issues with clogged sinks in the Ritz in Santa Barbara and a hotel in Sedona and Hawaii). Point being, everything was functioning properly in our room in this property. The location was quiet. No issues whatsover. The property is very near a swanky department store to the right facing the Rialto. Go up to the top floor and you'll be rewarded with an awesome view of the Grand Canal and Venice. It's free to get in. The location and value of this property cannot be beat. It's about a 10 or 15 min walk to Piazza San Marco, longer if you get lost. A lot of restaurants and gelato places and souvenir shops in and around. On our last day, we left early as we wanted to go to Burano and then catch our train back to Rome in the afternoon. We were able to leave our bags in the office. Coordinating the time to pick up was easy peasy with Angela. We really enjoyed our stay and the staff were very nice and accomodating. Shout out to the housekeeper Carmen who was very friendly. I would stay here again. Yes, there is no elevator but it was not an issue for us. I always opt take the stairs instead of the escalator anywhere anyway.

“Excellent location”

Location is excellent, room was adequate (we had triple room ) beds rather hard. Bathroom was a bit grimy and old . They also assume everyone wants ham and cheese tosties . Quite unprofessional. It can’t be classed as hotel its a one star B and B for £200 a night I expected a higher standard

“Good Hotel, great location, awesome service, very bad security.”

We stayed for 1 night. The hotel is good, is exactly what it was advertised. Room was nice and clean, looks just like the pictures. The location is a 20 min walk from the train station, and it's at the center of the city, 5 min or less walk to Piazza San Marco. The staff was super helpful and really nice people. They let us do early check in. During breakfast, event though it was self service buffet, they made us panini and caprese salad, and served it to our table. Then after check out they kept out luggage so we could explore the city while we waited for our train. Really great service. Unfortunately we had a bad situation, about 2:30am a group of drunk girls stormed into the room in front of ours making a lot of noise, they brought some guys from outside, they were playing music, singing, screaming, constantly opening and shutting doors loudly to smoke. We tried asking them to keep it down several times, but they were just uneducated, rude, cliché people. There was no hotel staff to help us. I understand reception is closed, but how can there be no one around? What happens if someone is in actual trouble?, or if that situation had escalated? The non guest people eventually left and we were able to sleep around 4am. The next day other guests complaint and they said they would have overnight staff for the next 10 days, but in my opinion there should always be someone there, or at least provide a phone number for someone on call close by to handle these situations. Had it not been fot this incident I would give it 5 out of 5 rating.
