“Small rooms”
Nice hotel, but the rooms were extremely small. You could upgrade to a larger one at a cost. The rooms were clean and tidy

“Hot, hot, hot!”
It was over 70plus Fahrenheit outside but the hotel still has the heater on for the rooms, hallways and reception are cool. So if your room faces the sun, your room becomes an incubator. “Convenient but not good enough.”
Well placed for Kenrokuen Garden and Konibro shops and restaurants, but small, ugly, old-fashioned rooms. The Japanese restaurant wasn't open when we went for a couple of days.
