Would I come again? Yes, if the price is right again. Location 5 Cleanliness 4 Room Design 4 Service 4 Location Watched quite a lot of YouTube to find this is the district you want to be if you want proximity to the shopping area. And it is spot on! Though I was doubtful when I arrived with luggage from the metro. Was quite a bit of walk and stairs from exit 5. (Said that Exit 4 has elevator but it is further away.) Cleanliness There is obvious wear off in the room (by rough use and / or fragile material of deco) and an obvious spot of mold in the basin (i used the provided handwash bottle to hide it from my sight). There are some stains or dirt that you can see in room. But acceptable as a 3-star hotel. (Though it is pricey anyway.) There is no bad smell in the room. There was a bit of sewage smell when I first arrived, but it has been fine after I kept the bathroom door open. At the lobby, I could smell cigarettes every time I walked in...Not so comfortable. Luckily the elevator is close enough. Room design Good lighting, electric sockets, desk big enough for writing and eating, humidifier (Pro is that it has water in it! Cons is that it shows it needs to be cleaned...), facial tissue , has room for 21 inch luggage to open, good-sized TV (but no youtube, netflix but CNN, NHK etc) Additional scores It provides DHC skin care, kettle ( I didn't use though) , hand drip coffee packets, and bottle of water delivered to room if you ask for room cleaning service.

Stayed 3 nights in the Moderate Double Room. CHECK-IN Smooth, nothing much to comment. Agoda stated guests would be charged at check-in for the city tax. This wasn’t so. Already included in their room rate I guess. ROOM Our room category only accords us the view of the wall. It’s ok, at least not noisy. Room size was reasonable for our 2 x 24” luggage. Bed was large and comfortable. 2 extra pillows provided. Aircond worked fine - Independently controlled by guest. Window opened but only to around 3”. Room was clean and looked new. BREAKFAST This was their weak point. For the price (¥2,200/pax but ours already included in the rate - ¥40,485 for 3 nights) - Quite boring and not changed for the 3 days’ duration. LOCATION It’s ok but I prefer to stay along Shijo Dori for the bus’ convenience. There is a bus stop 2 min away but many buses do not turn into Karasuma Dori where the hotel is located. So you need to walk a little bit from Shijo Dori. Nearest subway exit with elevator is exit 4, 2 min away. EXTRA AMENITIES Fabulous! Almost everything you need was provided for at the lobby - All skincare/hair/bath products, coffees/teas, many types of pillow, adapter, Apple Watch charger, cable, Blue Ray Player, hair iron/straightener, thermometer, tweezer, nail clipper, scissors, Champaign/wine glasses, laptop..! STAFFS Friendly and accommodating. I got them to help me twice to book restaurants and received good services. CONCLUSION I would return if the price is reasonable. Maybe skip breakfast.

I will recommend this hotel to everyone who wants to stay centrally located. The station is also 3-4 mins away. There are 2 convinces store near by . For Indians there are 2 food options within 5 mins walk

Hotel is located 70 metres away from Shijo train station (exit 5). Using the train, the whole city of Kyoto is accessible easily. Attended a conference at the Kyoto international conference centre which was just 20mins via train. Hotel room is very small but clean and fine if you intend to spend much of the time out. Breakfast is Japanese style with very limited Western style food. Staff are helpful.
