Ok, hear me out. I went in spite of the bad reviews and am glad I did. We stayed in Room 311, which has four double beds (two bunked), a kitchenette and private bath. It looks just like the photos except the bedframes didn't have headboards. My "excellent" rating DOES take into account the price. It has to... this is all about value. This place markets itself as budget and no-frills, so you can't complain when you lack the frills and when there's an upcharge to add them. It is far nicer than every other "budget" place where I have stayed. The location was excellent. The beds were comfortable. The hot water was hot. This was a deluxe family room. Please look at the room you pick, as some are hostels so you are sharing a hall bath. Those rooms are even cheaper, but you sacrifice privacy. Over spring break 2026, we paid eighteen-hundred for six days, and let me tell you, there was NOTHING else even close to that rate in Manhattan. Things to note so you know: - The lobby area is U-shaped... the main door under the awning has two steps, and the other end has a ramp (helpful since my child is in a wheelchair). - There is a hall bathroom on the second floor on the second set of elevators (it's an old building, so getting around inside is fragmented). - You do get toiletries, but not enough, so pack your own (little ketchup-packets of shampoo, etc) - You get the one roll of TP in there, and when it's gone, it's gone. Pack a roll or two if you're staying a while. We also bought paper towels. - The room had an iron and coffeemaker, even though I emailed ahead to ask and was told there wasn't a coffeemaker. - You get one (old-school) key. It's $20 for an extra one. - Wifi is $10/day. We opted to use our phone hotspots - No one comes to clean - The front desk covers multiple "hosts" within the building, of which 31 Street Broadway Hotel is only one of them. Be aware of this, but they will have your information. - We did have to pay the $175 deposit but it was on our card, not cash as past reviews reported. - The front desk was not friendly, but not rude. Just... neutral. It was fine. - The neighborhood is just outside Koreatown, and around the corner from the flagship Macy's. - Lots of breakfast places just steps away, and a liquor store next door - Our room had a/c, which I confirmed before booking. Not all do, so be sure to read up on the exact room you are book Moral of the story, you get what you pay for, and in this case, I think you get better than what you pay for. Could it be better still? Of course it could. But I found it to be an excellent value.
