This hotel is exceptionally well located for a Broadway‑focused trip. It sits in the heart of the theater district, with multiple subway stations nearby, making it an excellent base for exploring the rest of the city. The rooms are very small—fairly typical for New York City, but not typical for this particular brand. There is nothing “Suite” about this property. That said, it is a newer building, and thoughtful design choices help maximize the limited space. For a short stay, approaching the room as you would a compact cruise‑ship cabin works well. Plan to shift items like the coffee maker or ice bucket into corners or shelves to make the most of the available surfaces. For two people, the 2-bed room is manageable; for a family of three or more, it would feel extremely tight. Personally, I prefer a newer small room over an older small room, and this property fits that preference. Temperature control appears to be a recurring issue, and our experience aligned with many other reviews. Our 10th‑floor room was consistently hot, and the thermostat had no noticeable effect—not even to activate the fan. A request at the front desk did not resolve the issue, and several other guests mentioned the same problem. With outdoor temperatures only in the 60s (F), it’s possible the building had not fully switched to air conditioning, but the heat made the room uncomfortable. Despite the compact layout, the rooms were surprisingly quiet. Even our room directly behind the elevator had minimal noise, which was a pleasant surprise. Additionally, every staff member we encountered was friendly and helpful throughout our stay. Overall, this property excels in location and service. Travelers should simply be prepared for very compact rooms and potential temperature‑control challenges.

“For NY pretty good!”

Location is key! If you want theatre district, times sq, restaurant row, hells kitchen it is perfect. Rooms are NY small! but, unless you are in the super deluxe hotels all are small! Location is key! If you want theatre district, times sq, restaurant row, hells kitchen it is perfect. Rooms are NY small! but, unless you are in the super deluxe hotels all are small! Bathroom is ridiculously small! But, a small price. Bed was comfy. Free coffee nice! Bfast decent and so unusual in NYC. Even to have coffee is a big bonus! There is a small workout room. Staff nice. After staying at many properties in the area, and always saying not again! I would happily stay here again, its NY… in a city where finding decent at a good value is tricky, this fits the bill. Would definitely recommend.

“Clean, affordable, great location.”

Stayed at this hotel due to our brand loyalty with Marriott and wanting an affordable hotel close to the theaters. Arrived around 330pm and was promptly checked into a room. The rooms are very small, however, this is typical for Manhattan. Very clean and modern. Bathroom size can be problematic for bigger people. Unfortunately the air conditioning was not working properly so we had to be moved to a different room. The second room was an accessible room. A little bigger and the air conditioning worked liked a charm. The bathroom had a musty/urine smell that we traced to the shower curtain. Not a big deal but something that could have been improved upon. Additionally, the bathroom ceiling had paint peeling. A cosmetic touch that could have been addressed by their engineering team. Hotel staff were very friendly and helpful. There are no ice machines so you will have to ask staff to get you ice from the bar. It’s a bit of a hassle but I understand they are tight on space. Elevators were pretty fast given there are only two of them. Wifi was decent and free. Didn’t try the breakfast but it was included in the cost of the stay.

This is a new property right in the heart of Times Square. It's modern, clean & suitable for the more budget conscious traveler. It lacks the amenities that larger chain hotel can offer, but still offers the free breakfast. You can expect rates under $200 on weekends & generally under $250 during the week. The biggest disadvantage is the rooms are very small, but this is typical for budget friendly rooms in NYC.
