We stayed at the very new Life House Hotel for two reasons :(1) because our usual favorites were sold out as some friends decided to take this trip on short notice and (2) it was a new property that I had read about in a couple of magazines. You can tell by the building's structure (and the vintage sign which remains up) that this trendy new property was converted from a 1960's motel called The Royal Sun. That said, everything inside has been thoroughly updated. There's a cutely designed restaurant/cocktail bar called Minerva's, an expansive pool area with an outdoor bar (that serves lunch), sunbeds, firepit, bocce etc. Parking is free, you're walking distance from Mr. Lyons (an excellent steakhouse) and a few other places, though downtown/uptown shopping is still a short drive away. The few issues we encountered had to do with the property being new and the service still finding its way. Once they've ironed out the follow-thru on requests and their operations system (which involves iPads and self-serve check-in and out) it will be even better. Bathrooms are small, sink area a little dark, pool could be heated a bit more, and they could use a spa/hot tub (they only have a pool) but a nice conversion overall. We were also glad not to be on the ground level and you should ask for a room facing pool /mountains and not the parking lot.

Life House turned out to be a pleasant and comfortable property for our first trip to Palm Springs. The property overall looked great and was well maintained from our perspective - certainly in line with other motels we spotted in the city. Arriving was briefly confusing as they still have a prominent sign for what I believe was the previous hotel on the front of the building ("Royal Sun") - so weren't sure if we were in the right place but quickly realized we were. There was staff in the main lobby who greeted us immediately and were very friendly and efficient in checking us in (*the main lobby was always staffed and never had issues finding someone for questions or assistance). Kudos to all the staff at Life House - everyone we encountered was super friendly and helpful. The room was as described - we had a standard king on the 3rd floor facing the pool. Everything was in good order and provided us what we needed. The balcony was great for relaxing outside. And housekeeping was as requested and when we did it was easy and properly attended to. Bed was comfy. Only complaint - water pressure in the shower - but not a unique condition to this motel by any means. Enjoyed the services at the motel restaurant a few times. Solid breakfast. Dinner was amazing (shared some of the small plates). Had some drinks pool side. Again, staff and service received were great. Location was ok. To be fair, nothing in Palm Springs proper is that far. So, really dependent on what you're doing in Palm Springs. We did not rent a car so relied on ride share during our stay and Life House is just far enough away from things (like Downtown) that getting anywhere quickly within a short walk was not really feasible. If we do stay again, would likely rent a car. There are a few things within an easy walk of the property that were good: Moorten botanical garden - literally across the street, a few small shops, Bar Cecil (*reservations strongly recommended - although walk ins are welcome at the bar), cool vintage store - Market Market, and a couple of liquor/snack convenience. The only other observation I would make is that we were there during the second weekend of Coachella. Life House had planned several events through the weekend on property. Unless we missed it - we hadn't noticed anything on the website or app and didn't receive any communication from Life House until the day we arrived - so that was a bit of a surprise. However, the events planned were very relaxed and by no means "rowdy" - was just unexpected - as we would have maybe planned our weekend better to enjoy the events. Also - most of the events were held around the pool so couldn't just casually use the pool space all weekend as it was occupied with the events. So...if staying, maybe ask ahead if there are any events or programming happening during your stay. Otherwise, would definitely consider staying at Life House again.

A lovely, renovated motel building tucked away on the "cool corner" of Palm Canyon Dr. Perfect for a more chilled-out, quiet poolside experience -- laying out amongst the ambience and water was great. Everything about the decor, products in-room, and amenities were thoughtfully and tastefully selected. We booked a Standard King for a gals weekend, and it was the perfect amount of space since we were barely inside. We had a great balcony with a beautiful mountain + pool view. A couple things to note that should be strongly considered... We HAD to wear earplugs every night of our stay. The walls are super thin so we could hear people coming in from late nights out. And staying on the 2nd floor, we really heard/felt every heavy foot falls fro the guests above us -- not exaggerating that it shook the glass sliding door to our balcony. Secondly, there is a very lean amount of staff, and everything is done by request/automated via text. That isn't to say that the person who did float around the lobby to check-in on guests coming through wasn't absolutely angelic and sweet! As mentioned in other reviews online however, there were unexplained and incorrect charges on our folio after we checked out and Life House is unreachable via the phone -- we had to settle through our cc company. Would stay here again and have recommended Life House to my friends already, but would hope some sort of sound-proofing and more guest services are amped up in the future!
